A short sale is often used as an alternative to foreclosure because it mitigates additional fees and costs for both the creditor and borrower. The negative impact on the borrower's credit score is typically smaller in a short sale than in a foreclosure, but a short sale usually involves a lot more paperwork for all parties.


  • Credit score can drop 50-150 points vs foreclosure drop of 300-400 points.

  • Foreclosures are required to be documented on future loan applications. Short sales may not be.

  • Qualifying for a new mortgage could be done 1-3 years. Average 5-7 years after foreclosure.

  • Banks will waive their right to a deficiency judgement against you.

  • You can remain in your home and sell with the same process of a traditional closing.

  • Preventing home vacancies in your community, maintaining community standards.

  • Your mortgage lender may pay you to assist with moving costs
